 General Terms and Conditions

 These terms and conditions are supplementary to the quotation provided. The "Customer" shall refer to the entity named in the quotation, and the "Contractor" shall refer to Swefix Building Contracting LLC.


  1. Validity
    • This quotation is valid for a period of ten (10) days from the date of issue.
  2. Payment Terms
    • Payment terms shall be as specified in the quotation. Unless otherwise agreed, payment is due within fifteen (15) days of the invoice date
    • The Contractor reserves the right to invoice for materials upon delivery to the site.
    • The Contractor reserves the right to invoice up to 70% as a pre-payment for the quoted services, where deemed necessary. This will be communicated to the Customer prior to invoicing.
  3. Warranty
    • The Contractor warrants that all materials provided shall be new, of good quality, and free from defects, unless refurbished parts are explicitly offered by the Contractor and approved in writing by the Customer.
    • All workmanship provided under this agreement shall be free from defects for a period of three (3) months from the date of service completion
    • The warranty for new devices and parts supplied by the Contractor shall be for a period of one (1) year from the date of installation, subject to the manufacturer's terms.
    • This warranty does not cover defects or damage arising from customer misuse, neglect, improper operation, accidents, normal wear and tear, alterations or repairs performed by any party other than the Contractor, or force majeure events
  4. Liabi​lity
    • The Contractor shall be liable for any damages or losses to the Customer's property, equipment, or assets resulting directly from the Contractor's negligence,
    • The Contractor shall implement sufficient safety measures for all service activities and shall be solely responsible for any loss or damage caused by inadequate safety measures.
    • In no event shall the Contractor be liable for any indirect, special, or consequential damages, including but not limited to loss of profit, loss of business, or loss of use.
  5. Site Permissions and Conduct
    • Prior to performing any services, the Contractor shall obtain permission from the Customer.
    • The Customer shall be responsible for providing any required work permits to the Contractor before the commencement of on-site work
    • The Customer shall ensure the Contractor has safe, clear, and timely access to the work site and any necessary utilities (such as power and water) required to perform the services.
    • The Contractor's personnel shall adhere to all site-specific safety and conduct rules provided by the Customer
  6. Off-Site Repairs
    • Equipment or components requiring off-site repairs shall only be removed with written approval from the Customer.
  7. Additional Work & Spare Parts
    • Any services or materials required outside the defined Scope of Work in this quotation will be treated as additional work.
    • A separate quotation will be provided for any additional work or required spare parts. Such work will only commence upon written approval from the Customer.
  8. Transparency in Costs
    • For necessary purchases or external services required to fulfill this agreement, the Contractor may apply a reasonable margin to cover costs. This margin will be disclosed to the Customer upon request.
  9. Force Majeure
    • The Contractor shall not be liable for any delay or failure to perform its obligations due to events beyond its reasonable control, including but not limited to acts of God, war, riot, government actions, pandemics, fire, flood, or severe weather.
  10. Governing Law
    • This Agreement shall be governed by and construed in accordance with the laws of the United Arab Emirates.
