Office Renovation in Dubai, Scheduled Around Your Working Hours

An office that no longer fits the team costs time every day: too few meeting rooms, noisy open areas, tired finishes and AC that never feels right. SWEFIX renovates existing offices across Dubai, from a single floor in Business Bay to a small business unit in Al Quoz, covering partitions, ceilings, lighting, power, AC changes, pantries, joinery and painting. We plan the work in phases and around your operating hours, so your staff can keep working while the space changes around them. Book a free site visit and we will walk the floor with you and your office manager.

Our Office Renovation Services

Each office renovation is scoped around how your team actually works. A project can include any combination of the following:

  • Layout and partitions: Gypsum or glass partitions to create meeting rooms, private offices and quiet zones, or removed partitions to open up the floor plate, using our gypsum and false ceiling team.
  • Ceilings and acoustics: New suspended or gypsum ceilings, acoustic ceiling tiles and bulkheads that hide services and reduce noise carrying between areas.
  • Lighting and power: Updated lighting layouts, additional sockets at desks and meeting tables, and distribution board changes carried out by our electrical team.
  • AC changes: Relocating or adding diffusers and units so new rooms are not too warm or too cold once partitions go up.
  • Pantries and washrooms: New sinks, water heaters and fixtures, with plumbing handled by our plumbing team.
  • Joinery: Reception counters, storage walls, pantry cabinets and built-in shelving made by our carpentry team.
  • Floors and finishes: Replacement floor finishes and painting, including feature walls in your brand colours through our painting services.

Office Interior Renovation or Full Fit-Out?

The two terms are often mixed up, and the difference changes the scope, approvals and budget. Knowing which one you need makes quotations easier to compare.

Keeping Your Business Running During the Renovation

Most of our office clients cannot close for weeks, so the programme is built around their operations from the first site visit.

      • Phased zones: The floor is divided into zones, and staff move from one zone to the next as each is finished.
      • Out-of-hours work: Noisy or dusty tasks, such as demolition, ceiling work and drilling, are scheduled for evenings, early mornings or weekends where the building allows it.
      • Dust and noise control: Work zones are sealed off, and shared corridors, lifts and carpets are protected every day.
      • Critical services kept live: Power to server racks, reception and key desks is planned so it is never cut without notice.
      • One point of contact: Your office manager deals with one coordinator for every trade and every schedule change.

Approvals and Building Rules for Office Works in Dubai

Office buildings in Dubai have stricter rules than most residential towers, and approval times affect the start date. The approvals depend on what changes and where your office is:

  • Landlord and building management: Most towers require written approval before any works, plus contractor registration, insurance documents and permitted working hours.
  • Authority approvals: Changes to partitions, fire alarms, sprinklers or MEP systems can require approval from Dubai Municipality and Dubai Civil Defence, or from the free zone authority if the office is in a zone such as DMCC, DIFC or Dubai Silicon Oasis.
  • Cosmetic work: Painting, new floor finishes and like-for-like replacements usually need only building management approval.

We review your building's fit-out guidelines during the site visit and include the approval steps in the programme.

How Our Office Renovation Process Works

  1. Site visit and brief: We walk the floor, note headcount, meeting room needs and existing services, and collect your building's fit-out rules.
  2. Layout and scope: We agree the new layout, materials and the zones that will be phased.
  3. Quotation and programme: You receive a detailed quotation with a timeline, materials and cost estimate, including what happens out of hours.
  4. Approvals: Building management and any authority approvals are completed before work starts.
  5. Phased works: Each zone is stripped out, rebuilt and finished before staff move back in.
  6. Testing and snagging: Lighting, power, AC and plumbing are checked, and snag items are cleared with your office manager.
  7. Handover: The space is cleaned, handed over, and the after-service support contact is confirmed.

What Affects the Cost and Timeline of an Office Renovation

Every office floor is different, so we price after a site visit. These factors usually make the biggest difference:

  • Office size and how many zones need to be phased
  • How much of the work must happen out of hours
  • Whether partitions, fire systems or AC layouts change, which affects approvals
  • Choice of partitions, ceilings, flooring and joinery finishes
  • The condition of existing ceilings, wiring and AC behind the current finishes
  • Building rules on deliveries, lift use and debris removal

Why Choose SWEFIX as Your Office Renovation Contractor

  • Trades under one company: Partitions, ceilings, electrical, plumbing, AC, joinery and painting are all services SWEFIX already provides, which keeps coordination and accountability in one place.
  • Experience with working buildings: Our commercial maintenance work in Dubai offices means we are used to access rules, quiet hours and occupied floors.
  • Maintenance after handover: Once the renovation is complete, the same company can look after the office under a commercial maintenance contract.
  • Swedish standards of finish: Precise detailing and durable, eco-conscious materials suited to busy workplaces.

Office Renovation FAQs

Read the reinstatement clause in your lease first. Many Dubai leases require the unit to be returned to its original condition, so new partitions or ceilings may have to be removed when you leave. Get the landlord's written approval for the layout, and agree in advance which changes can stay. We can price reinstatement separately so you know the full cost.

Usually, yes. Furniture is moved zone by zone and covered while each area is worked on. Computers and servers should be shut down and covered or moved by your IT team before dusty work, and we agree those dates with you in the programme.

Sound usually escapes over partitions that stop at the false ceiling, or through gaps around doors and AC ducts. Taking partitions up to the slab, adding insulation inside the wall, fitting acoustic ceiling tiles and choosing sealed doors makes the biggest difference. We assess the existing rooms and recommend the changes worth paying for.

We install power, lighting and the containment that cables run in. Network cabling, Wi-Fi and phone systems are normally handled by your IT provider, and we coordinate their visits with our programme so ceilings are not closed before their cables are in.

Renovation usually makes sense when the location, lease terms and floor area still suit you and the main problems are layout, finishes or comfort. If the team has outgrown the space, or the lease is close to ending, compare the renovation quote against moving costs and a new fit-out. A site visit gives you a renovation figure to put into that comparison.
